3. How does buying compare to renting?

There is tax benefits, historically owning is a great investment with growing property equity, and consistent knowing what the 'house payment' will be verses 'rent increases.' 4. When I start visiting homes, what should I be looking for?
Trust your intuition and what you know you want! Does this house, in this community, meet your needs? A home can be an excellent investment over time, AND, most importantly it should fit the way you really live, with the space and features that appeal to everyone who will lives there. We, as agents, can be your confidant -- share what you want, don't want, and ask the key questions no matter how awkward you think they are. |

5. How many homes should I look at before I buy?
The number is the 'exact number for you' before you find the house that is best for you. We've worked with many clients for years or sometimes just a week. "Your home" may be found on your first visit. More likely, the house hunting will narrow to certain neighborhoods, styles, etc. until that optimal house is found. We can assist you by previewing homes and sending you email profiles, which can efficiently help you target homes to see.
6. What do I need to ask that I may not know to ask?
Do you mean what will my property taxes be, information on schools, what is the crime statistics, neighborhood rules, what if I want to get a permit for renovation, building in critical areas?! We will share information that we know, web sites, and our list of trusted people that have worked with us in the past. 7. How do I know I'm getting the best value and determine the amount of my initial offer?
Your search will give you indicators of values of homes. We will provide you with comparable homes that have sold in the neighborhood with list price verses sold price. There is no set rule in calculating a realistic offer. Buyers want the best value. Sellers want the best price. Negotiations can be influenced by many factors including motivation of the seller who may be changing jobs, or a buyer who wants a specific type home. As your buyer agent, we commit to providing you with as much information on that specific home to help you to get the best value.
8. Do I need a lawyer to write a contract and what is involved in writing an offer?
If you want the advice of a lawyer, please do. If you do not have a real estate attorney, we can direct you to one. Contracts are legally binding agreements. Real Estate Agents can and do write contracts and are guided by the Maryland Real Estate Commission laws and rules into what needs to be included. We will go through each facet of the contract and explain it. If you want special conditions in the contract, addendums to reflect your specific conditions for buying this property; it will be written by us to reflect your wants.
9. I have a contract, what happens next?
We will recommend actions that will hopefully increase your confidence that this is the right home for you. This will include an inspections that may include home, roof, mold and examination of any Condominium or Home Owners Association covenants. We will assist you with these inspections by being with you, monitor conditions that contract are fulfilled, help determine settlement time, a title agent, direct you to insurance, mortgage agents, and so much more. Our goal is to make home buying, though stressful, also enjoyable.
10. What then?
Settlement, often called closing, where you take possession of the property, get the keys, and WELCOME TO YOUR NEW HOME.
